Meeting with the Higham's and Inspectors on 25 September 2017, on the subject of Converting their
Single Family Residence to a Duplex at 235 S 41h W, Rexburg Idaho, 83440.
Permit #17-00583
Disclaimer: Only the main requirements were discussed at this meeting to comply as a duplex. Upon
inspections other things may come up that need to be corrected. This is why we strongly suggest that
before work is done or questions rise, please contact:

Note: Must have permits for building, mechanical, plumbing, and electrical transformations.
Building Requirements:
Complete Separation.
o Ceiling
1 layer of 5/8" type X drywall.
o Any wall that is separating residences must have to 1 layer of 5/8" type X layer on each
side as well.
Stairs heading into residence
o Single elevation change of 7 %" rise and Landing 3' between steps.
This allows for no railings needed.
Smoke Alarms
o Must be hard wired.
1 in each bedroom
1 outside the bedrooms as well.
o No gas appliances or attached garage so no Carbon monoxide detectors need.
Egress Windows in downstairs basement.
o From the Floor to the bottom of the window, 44" Max.
o Must have a permanent step.
• This can be 2.5" wide or wider.
• Can use a dresser or some type of furniture.
• This must be fixed in place and provided by the owner.
Mechanical Requirements: (must be done by licensed contractor)
2 Separate Heating Systems
o Must have permanent heating and not space heaters.
Plumbing Requirements: (must be done by licensed contractor)
Must have separate water supply, this is an absolute must.
o Unit 1 must be able to shut off without hindering the water supply to Unit 2.
• There are many ways to do this:
• Splitting the piping
• Two different water heaters if needed.
• Etc.
o Overall ask before it gets done so this can be as cheap as
possible.
o This can be on the same meter
Electrical Requirements: (must be done by a licensed contractor)
Meter must be covered
Separate meters are needed for each unit.
o Talked about a dual meter system.
o Talked about raising the ground around property instead of moving the meter down.
Would be okay as long as it followed the following requirements
• Dirt cannot be piled above foundation
• Landing of 3' deep and 30" Wide or the width of the electrical panel if
the panel is wider than 30".
• Ask before you do.
Planning & Zoning Requirements:
- Parking
0 4 spaces needed (2 per unit)
• Must be off-road.
o Easement is required on adjacent property if needed to access parking spaces.
