1. See attached response letter to items listed in the plan review done on March 24, 2017 by Quinton
Owens at Rexburg City. As part of this response letter, an updated set of plans designated/dated “Permit
Set #2: 04/03/17” has been provided. Refer to this updated set of plans/specs.
2. On the Permit Set 2 code sheet (A0.1) the fire sprinkler system note has been changed to show that
either the NFPA 13 or 13R system can be used.
3. See Mechanical / Plumbing Engineer for their response.
4. See Electrical Engineer for their response.

Comment 1 - 45' dead end approved with NFPA 13 system provided. Rooms 103, 203 & 303 shall
have corridor walls rated.
Response - NFPA 13 system shall be provided as per. See #10 of the code information on sheet
A0.1. - Rooms 103, 203, & 303 shall have rated walls at the corridor see new sheets
A1.1-A1.3
Comment 2 - Stair enclosure exterior walls exposed to other parts of building by less than 180 degrees
shall be rated on both sides or the wall adjacent to stair shall be one hour rated for at
least 10 ft. Openings with the 10 ft rated wall section shall have fire protection rating of
at least 3/4 hour. (see 1022.7)
Response - A note has been added to the plans that call for the exterior stair walls to be 1hr rated.
See sheets A1.1-A1.3 - Also at stair #2 the windows have been changed to be a hollow
metal frame. See sheet A2.1 and A4.2 for new window call out.
Comment 3 - Building area on COMcheck is designated as multifamily: non-residential.
Response - See Mechanical engineer response.
Comment 4 - Cannot find some of the information on plans required by 1901.3.

Comment 5 - Anchorage notes on foundation plan refer to bottom plate details and bottom plate details
say anchorage as per plans. Where is wall anchorage identified on plans?
Response - See Structural engineer response.
Comment 6 - Is there an assembly listing for type C drywall attached directly to roof trusses for fire
rating?
Response - The plans have been changed to show a rated ceiling assembly at the upper floor ceiling
at the transition between the units and the attic spaces. See sheets A3.1 – A3.4, A3.6 for
the ceiling assembly detail, and A7.3-A7.4 for the updated reflected ceiling plans. I have
also updated the separation note on the code sheet for his area see sheet A0.1
Comment 7 - Fire riser room shall be separated from rest of building by 1 hr fire barriers and
horizontal assemblies.

Response - The rear wall of the fire riser room that was called out as WT3 has been changed to WT9.
Wall type WT9 has been added to sheet A3.6. See new sheets A1.1 and A3.6
Comment 8 - Shafts (open between levels) shall be rated on inside and outside of shaft walls.
Response - At the unit furnace / water heater locations there is a flu chase called out but not a
“Shaft”. The rated floor will continue through this space and the water heater vents will
penetrate that rated floor assembly.
Additional Inspector Comments - What use is planned for room 203?
Response - Room 203 is planned to be the communications room. (Data)
NOTE: We also have changed the fire sprinkler system callout on the code info sheet to allow the NFPA 13R to
be allowed.

The numbered list below corresponds to section 1901.3 of the 2012 IBC.

4. Measures to address dimensional changes are to be implemented per
ACI 301.

Anchorage notes on foundation plan refer to bottom plate details and bottom
plate details say anchorage as per plans. Where is wall anchorage identified
on plans?
Response:
Within the TYPICAL BOTTOM PLATE ATTACHMENT DETAIL (1/S5.7) the
BOTTOM PLATE ATTACHMENT SCHEDULE specifies the anchor bolt
diameter, spacing, and minimum embedment for each wall type. This schedule
also references the shear wall schedule (7/S5.5) for the anchorage at shear
walls.
