RESPONSE TO PLAN CHECK COMMENTS - #2 Comment 1: Fire resistance rating of building elements meet the req. of IBC Sect 703, 704 NOTES AND KEYNOTES ARE REVISED TO SHOW 1-HOUR FLOOR CEILING ASSEMBLY PER CONSTRUCTION TYPE 5A. ADDED AT TOWNHOUSE (2-LEVEL) UNITS, TYPICAL. • REVISED ON SHEETS A3.1, A3.2, A3.3, A3.4 Comment 2: Ducts and dampers meet the requirements of IBC Section 717 DAMPERS ON EXHAUST FANS SHOWN AND NOTED ON PLANS. • SEE REVISED MECHANICAL DRAWINGS (ATTACHED) FOR CLARIFICATION. Comment 3: Toilets, Bathing Fac., Sinks, Kitchen and Drinking Fountain meet IBC Sec. 1109 705 NOTES ADDED FOR RETRACTABLE SWINGING DOORS FOR FORWARD APPROACH AT LOWER LEVEL TOWNHOUSE LAVATORIES. • SEE TOWNHOUSE UNIT PLANS, SHEETS A1.10 – A1.16. Comment B: Emergency egress windows WINDOWS MEETING REQUIREMENTS FOR EMERGENCY EGRESS ARE PROVIDED AT EACH SLEEPING ROOM. SEE WINDOW DETAILS, SHEETS A4.0, A4.1 Comment C: Mechanical closet doors CLOSER AND SEAL ADDED FOR DOORS TO MECHANICAL CLOSETS FROM BATHROOMS. SEE UNIT DOOR SCHEDULE, SHEET A4.1 Comment D: Protection for Shower valves in rated walls NOTES INDICATE REQUIREMENT TO MAINTAIN FIRE RATING AROUND SHOWER VALVES IN RATED WALLS. DETAILS ARE ALSO PROVIDED FOR VARIOUS CONDITIONS THAT MAY OCCUR. Comment: Separation at existing building SEPARATION BETWEEN AN EXISTING STRUCTURE AND THE PROPOSED BUILDING IS BETWEEN 5 – 10 FEET. PROTECTION IS PROVIDED AT THE NEW BUILDING; NOTES ARE ADDED FOR INSTALLATION OF RATED WALLS AND PROTECTED OPENINGS AT THE EXISTING BUILDING.
