Things discussed;
--Separation between units including ceiling, walls between mechanical room on
bottom unit and separation between garage and stair way.
The ceiling in the bottom unit will need to be removed before appling 5/8" Type
X drywall.
--20 min doors from house to garage and on mechanical room.
--Smoke detectors in bedroom with a Smoke/C.O. detector out side the bedroom
doors.
The smoke detectors should be tied together. The code states that if it is
possible, the upstairs smoke detectors should also be tied together.
--Egress window are needed in bedrooms.
--Fire extinguisher needed in up and downstairs kitchens.
Item that were not discussed;
When installing the new stairs the requirements are; Treads a min. of 10", Risers
have a max. height of 7--3/4", Headoom to be no less than 6-8", and the
handrail has to be between 34"-38" running from the top tread to the bottom
tread and then returning back to the wall on both top and bottom.
--Parking; It is required that their be two (2) parking stalls for each unit. When
applying for a permit
include a site plan to be reviewed.
-- If a bathroom window does not have 3 sq. ft. of window or there is no window
in the bathroom, a exhaust fan is required.
-- The Address Number needs to indicate that there is a unit in the basement.
