I have reviewed the plans for Legacy Cove and have identified the following
discrepancies or questions:
1. Please provide storm water calculations and detention facility details.
2. Catch basins for storm water are spaced so that the far edges of the parking lot
are almost 1000' away. Additional catch basins should be provided that are
piped to main basins.
3. Identify Right -Of -Way on site plan. Has a development agreement with the
City of Rexburg been completed?
4. Identify utility easements on site plan.
5. Compact parking spaces are to be signed. Please identify signage on plans.
6. Please provide literature on stucco for 1 -hr rating.
7. Exterior guardrails are identified as 361', please change to 42" as per 1997
Uniform Building Code (UBC) Section 509.2.
8. The shear wall schedule on page A04 identifies construction requirements.
Are all of the walls highlighted on the framing details shear walls?
9. The shear wall schedule identifies MST 60 straps, what is there spacing?
10. Provide details showing requirements of the second paragraph of shear wall
notes from page A04.
11. Where shear walls are sheethed with long side of structural panels in the
horizontal direction (as per shear wall notes on page A04) is blocking required
at the joints that will be created?
12. On page A04, a footing schedule is provided, and then all footings are
identified as one size. Please identify which is valid. If the schedule is to be
used, please identify which footings are which.
13. If footings are place directly on bedrock but are located above the frost line,
the rock surface must be cleaned of any soil or loose surface. Please identify
this on the plans if this construction method is to be used.
14. Please provide truss details as soon as you can.
15. Provide details of transition from parking lot to sidewalk at the handicap
spaces.
16. The upper level managers apartment is not accessible.
17. The large room in the Community Center building requires 2 exits. One exit
must be directly to the outside or to a properly constructed corridor. The exits
should be '/2 the diagonal distance of the area served from each other.
18. Please identify what will be stored in the equipment room of the Community
Center building.
19. Identify shear walls for the Community Center building.
20. What is above the exercise room in the Community Center building?
21. What is the purpose of the shaft that has been created between floors in the
managers unit and the area below?
22. Provide copies of the plan to the State of Idaho Electrical Division for review.
23. I have attached a copy of the Fire Department review top the back of this
document.
Please provide me with 2 new stamped copies of the corrected plans. If you have
any questions, please give me a call at 359-3020 ext. 324.
