I need a site plan. 2. The party wall is only required to be a stud with both sides drywalled with 5/8 h's Type X drywall according to the Fire Resistance Design Manual pg 59. 3. Main floor typical wall detail shows both concrete floor and TJI floor. Which one is correct? 4. The detail for the TJI ledger needs spacing requirements for the ICFLC hangers. This detail also does not show any type of hanger. There is no detail showing how TJI's are held to the ledger. 5. Three foot landings are required at the front vestibule doors on each side of the entry. 6. Note: This building is a 3 plex and therefore is not required to comply with ADA or ANSI I I 7 accessible requirements. These requirements apply to 4 units and above. 7. The City has a Design Standards Ordinance, which needs to be complied with. The ordinance is enclosed. a. Section 1 requires 2 of 3 items be complied with. At present there is only 1 (entry extension). b. Section 2 requires all sides visible from the street have 60% of the front (in lineal feet) have doors, balconies, doors, or windows. The sides and/or back require 30% to comply. These apply to each story or partial story. These balconies or porches do not have to be functional. c. Section 3 needs 3 of a list of 14 be complied with and are mostly decorative / architectural features. This section is complied with by having (1). Gables, (2). Eaves 6" min., and (3) Covered porch entry. Three is a minimum Your help in getting these areas completed will be greatly appreciated. Thank You, Jon Berry Building Insp./Plans Examiner
