Add fire hydrant as per request by Fire Department. They have also requested that fire lanes be identified on plans, fire extinguishers be installed and alarm plans submitted. Type A unit should be equipped with horn strobes. I have attached a copy of the Fire Department review to the back of this document. 2. Move Dumpster so it can be accessed by our side loading garbage trucks. 3. A suitable fence or buffer must be provided between parking areas and other residential property. Please identify on plans. 4. The handicap parking spaces do not have the minimum 60" wide access aisles required by ICC/ANSI Al 17.1 —1998. Also, show detail of handicap apron at curb. 5. Compact stalls must be identified. Show signs at parking lot to identify compact spaces. 6. Elevations at parking and drives are incomplete. 7. Call out balcony rail height at 42". Stair handrail height called out at 36" but incorrectly drawn at 42". 8. Dwelling separation is required, not area separation. Change note identifying area separation on page C-1. 9. As per the 1997 Uniform Building Code (UBC) Section 3.10.3, the minimum width for a habitable space is 7'. Change the bedroom widths in the smaller bedrooms. The 7' dimension is a finished requirement. Make sure to take into account the thickness of the drywall. 16. Locating plumbing so that it will be inside dwelling separation walls requires additional details to identify fire protection. Plastic pipe may not penetrate the 1 -hr. wall without proper fire -restive application. 11. Provide joist details from manufacturer. 12. Provide truss manufacturer specifications and detail sheets prior to frame inspection. 13. With TJI floor systems, two layers of %2" Type "X" drywall are required, however, at attic ceiling, one layer of Type "X" drywall is all that is required. The plans identify 2 layers of '/2" Type "X". Is this something you want to change or do you feel more comfortable with the 2 layers? Please return two sets of revised plans.
