This letter is to document the Taylor property's compliance with the following Planning and
Zoning Requirements:
Subject property may be split as described in the attached drawing. This split will leave
two (2) conforming lots. MDR zoning allows up to 16 units per acre and the subject
property is within this density. Minimum lot size in the MDR Zone is 4,500 sq ft. with
1,500 sq ft required for each additional unit. This project meets the minimum lot size
requirement.
2. The owner will need to record a "record of survey" with the County on the lot split and
they will in turn submit this to the City. At that point I can assign an address to the new
structure if the owner desires. In any case the City will need a copy of any internal
addressing you may assign to the Units so that this may be entered into the City/County
Addressing Database.
3. Subject property does not constitute a non -conforming land use or require a waiver or
variance under the City of Rexburg Zoning Ordinance.
4. The Site plan for the structure has been reviewed and approved by the Building and the
Planning and Zoning Departments.

Dear Sir;
The following items need to be addressed before we can issue your permit for
construction.
1. The Site plan needs to comply with the site plan checklist.
2. Parking for 8 & 9 will not work due to the width required for a drive. The site plan
shows a width of 30' but the actual width is only 25' to the roof eave.
3. Parking for 1-4 needs a place for a turn around.
4. Drainage for the parking lot cannot drain to the neighbors property as shown.
5. There needs to be a walkway from the entrance to the parking area for 5 & 6.
6. A trash facility needs to be shown on the property.
7. Sewer and water lines need to be shown on the site plan with the proper slope shown
for the sewer line.
8. The fire department requires a maximum of 150" from a street to a turn around. Bare
street does not have a turn around so the distance starts back at 4a' West.
9. As a single family residence or duplex the separation to the property line can be a
minimum of 6', but as a 3 plex the building falls under the International Building Code as
a commercial building and requires a minimum of 10'separation to the property line or
have a 1 hour rated exterior wall and ceiling/roof with no openings or protected openings
allowed and be over 5' from the property line. A parapet must also be provided or and
alternative.
10. Furnace and water heater venting needs to be addressed as to how this is to be
accomplished.
11. Need to determine floor joists in manufactured home to determine how ceiling below
is to be constructed to comply with the 1 hour separation required.
12. Need dimensions on floor plans for rooms, hallways, doors and windows.
Your assistance is appreciated in getting these areas resolved and get your permit issued.
