Please identify and dimension planter strip (utility strip) and sidewalk on Site Plan. Also, the driveway detail on sheet C2.1 does not show sidewalk behind utility strip. Please identify utility strip on this page. 2. Identify fence or other suitable buffer along South property line of parking lot. 3. Please include dimensions from curb to sidewalk and the dimensions of the sidewalk on Site Plan. 4. Make sure that a development agreement with the City has been completed. See John Millar the Public Works Director concerning this. 5. Please provide one van accessible handicap space as required by the ADA Standards for Accessible Design section 4.1.2 paragraph 5(b). 6. Section 310.2.2 of the 1997 Uniform Building Code (UBC) requires that this building be constructed with 1 hr. fire rated construction throughout. Provide 2 -hr. fire wall(s) to separate the building or a sprinkler system as alternatives or show details for 1hr. construction. Also the walls and ceiling in the exterior stair structure must be Ihr. rated. This will require 5/8" type "X" drywall to be used as sheathing. The doors to the units must be 20 minute rated assemblies. 7. Foundation reinforcement does not meet Section 1914.3.5 of the 1997 Uniform Building Code (UBC). 8. Please provide details showing location of three units to be constructed as a type "A" unit as per Section 1103.1.9.3 of the 1997 UBC. 9. Type "A" accessible units require a lowered kitchen work space and removable cabinet fronts. Please indicate on plans. 10. Please make note of operating controls to meet UBC Section 1106.3 for all accessible units. 11. Please provide truss details prior to frame inspection. 12. The Fire Department has finished their review and has requested some changes. I have attached a copy of this review to the back of this document.
