Identify that setbacks are to eaves. 2. Identify right-of-way lines. 3. Get with John Millar the City of Rexburg Public Works Director and work out a Development Agreement. 4. Provide details of handicap parking space aisles where they connect to sidewalk and accessible route into the buildings. 5. Identify trash facilities. 6. Provide minimum foundation reinforcement as per Section 1914.3.5 of the 1997 Uniform Building Code (UBC). 7. All units on the lower level must be constructed as "Type B" units as per Section 1103.1.9.3 of the UBC. Identify as such. Please identify grab bar backing, accessible thresholds and all other accessible features. 8. Please identify smoke detectors as per the UBC and 2A-10BC fire extinguishers in each apartment unit. Smoke detectors are required in each bedroom 9. Identify that bedroom windows must meet egress as per UBC Section 310.4. Identify the type of windows being provided, The plans show 4' wide by 3' high windows. Sliders in this size will not meet the minimum requirements of the UBC. If the windows are a casement variety where the whole window opens, please identify a maximum sill height. If the windows are set at header height the sill will probably not meet code. 10. Please identify firewall construction, including draftstops if used. Unit separation must be maintained from foundation to roof sheathing. Please provide details in crawl space and attic also. 11. Please identify fire separation at the floors between units. Engineered joists have their own requirements for fire protection and are not listed in the UBC. Please provide this information on the plans. One layer of drywall will not meet manufactures minimum fire requirements for engineered floor joists. Please obtain manufacture's information for fire resistance. 12. The Building Section on sheet A-5 identifies ''/z" drywall on the upper ceiling. When trusses are placed on 24" centers, 5/8" drywall is required on ceilings. 13. On sheet A-5 the Building Section identifies that the floor sheathing is to be fastened with screws. This practice is not typical. Is it a structural requirement? If it is required, I will enforce it in the field. 14. Please identify crawl space vent locations to meet requirements of the UBC. Also identify attic ventilation to meet requirements of the UBC. 15. Please submit a copy of your plans to the State of Idaho Electrical Bureau. 16. I have attached a copy of the Fire Department review to the back of this document. Please resolve any issues identified by them. Please provide me with 2 new copies of any corrected plans.
