Provide a handicapped parking space as per ICC/ANSI A117.1. The space must have an access aisle adjacent to it. 2. The International Building Code (IBC) requires that the lower units be Type "B" handicap adaptable units as per ICC/ANSI Al 17.1. The interior doors, light switches, outlets, appliances, controls any many other items are required to meet ICC/ANSI Al 17.1. 3. Provide a sidewalk to the public way. An accessible route is required from the entrance of the Type `B" units to the public way as per the IBC Section 1104.3. With the current configuration, a ramp is required for accessibility. Please provide details of the ramp, its handrails and guards. 4. Provide details for parking lot drainage. 5. Relocate trash dumpster. Our trash trucks are side loaders and need room to pick up. 6. Identify one hour separation between the units. Call out type "X" sheetrock at party walls and ceilings. Be aware that manufactured joists have different drywall requirements than dimensional lumber. Identify on plans how the fire separation between the upper and lower units is to be accomplished. 7. Be aware that plumbing in the party wall can cause many problems with the integrity of the fire seperation. Plastic pipes can not penetrate the membrane of the 1 -hour firewall unless they are properly constructed to do so. Special fire resistive rings are required or special details that show metal parts entering the membrane and all plastic remaining within the wall. Please show details on plans. 8. Please identify the type and location of the furnace for each unit. 9. Please identify smoke detectors and fire extinguishers in each unit. Smoke detectors are required in both bedrooms and also in the hall outside of the bedrooms. 10. Please provide stair details. Include the rise and run along with guard rail and handrail dimensions. 11. Provide structural calculations as per the 2000 IBC. Include seismic and wind calculations for the Rexburg area. The drawings do not identify foundation bolts or shear walls. Identify spacing of bolts and fastening procedure at shear walls. 12. Who is the Design Professional of Responsible Charge as per IBC Section 106.3.4? If you are that individual, it is your duty for "reviewing and coordinating submittal documents prepared by others". 13. The State of Idaho has adopted the 2000 International Energy Conservation Code (IECC). Please provide energy calculations. 14. The Fire Department has reviewed the plans. I have attached a copy of their report. Please provide the necessary information they have requested. Please return two sets of revised plans and the necessary calculations.
