I have reviewed your drawings for the Grandview Townhouses. Below is a list of
items that need to be included or changed:
1. Unit #5 can't be a separate unit. Our ordinance does not allow more that 4
units to be attached with zero lot lines. You must include a door from the
"mother-in-law" portion to the garage or to the home itself. This unit can
never be rented.
2. Provide section showing construction details. This should include anchor bolt
size and spacing, joist size and layout, header sizes, type and thickness of
floor and wall sheathing, bearing wall stud size and spacing, truss tie -downs,
etc.
3. Provide truss details. It is nice to have these at time of review, but I must
have them prior to frame inspections.
4. Provide separation wall details.
5. Provide crawlspace venting details as per 1998 1 and 2 family Dwelling Code.
6. Provide attic space venting details as per 1998 1 and 2 family Dwelling Code.
