I have reviewed the Glenn Reed Apartment drawings and have identified the
following discrepancies:
1. Please identify a parking buffer as per the Rexburg Zoning Ordinance where
the parking lots adjoin other properties.
2. The sidewalk and the curb and gutter at the entrance access must be
constructed per City of Rexburg design requirements (6 inches thick with steel
reinforcement). Please identify on plans.
3. The walls and door of the laundry must be 1 hr. fire rated as per Table 302. 1.1
of the 2000 International Building Code (IBC).
4. Please provide details for the drains pipes that will have to penetrate the fire
resistive party walls at the laundry and where the bedroom sinks are adhacent
to the wall.
5. Please provide structural calculations for either allowable stress design or the
LRFD design method. Also provide Spectral Response Coefficients for the
one second and the short.
6. Clearly identify all required braced wall panels on the plans. Include their
nailing procedures. I am assuming that you are using. some of the interior
gypsum walls in your calculations.
7. The plans show a truss clip on the wall section but do not identify the type or
the spacing of the connectors.
8. Provide a quality assurance plan for seismic resistance systems as per IBC
section 1705.
9. The Fire Department has reviewed the plans. I have attached a copy of their
report. Please provide the necessary information they have requested.
