I have reviewed the drawings for the three-plex conversion and have identified the
following discrepancies:
1. This home was not previously an apartment. You are changing the occupancy of the
building to a R-2 occupancy, therefore, the code requires that the whole building be
brought up to current code. The window box built for egress to the upstairs bedroom
window will not meet current code. The maximum height of the sill is 44". Please
identify a window that will meet code on the plans.
2. On the drawings you have identified a stairway headroom of 6'-6", the code requires
6'-8". All stairwells must comply. You have shown the stairwells having a stair riser
height of 7" and the stairwells -having 12 risers when meeting a wall above. This
means that if your floor has a thickness of say 10" your headroom height will be about
6'2". In other words, the stair well lengths that you have identified win be too short
for a 7"riser. Please change on the plans.
3. Please identify on the plans that 5/8" Type X drywall must be used on the lower
ceiling for 1 -hour fire separation. You have a choice on how to make the upper units
ceilings comply. You may either use the "draft stop" walls that you identified on the
plans or you can re -drywall the upper ceiling using 5/8" Type X drywall. If you
choose to use the walls in the attic as your fire separation, you must drywall both sides
of them with 5/8" Type X drywall. If you choose to re -drywall the ceiling, you must
change any electrical boxes in the ceiling to those that are rated for a one hour
assembly. Any duct or fan penetrations must also be done using the appropriate
materials. Also, the walls between the units must be constructed with a layer of 5/8"
Type X drywall on each side. The bathtubs that are located on the unit separation
walls must also have the drywall behind them prior to their installation. Please identify
how you are going to proceed on the plans.
4. Each unit must have a smoke detector on each floor level. In addition, a smoke
detector is required in each bedroom. These detectors must be hard -wired (not battery
alone operated) and must be connected to the other detectors within the dwelling unit
so that they will alarm together.
5. The Mechanical Code does not allow one finnace to circulate air in multiple units.
You can only use the existing forced air furnace for one unit, the other two units must
have furnaces of their own, electrical heaters or another approved system. The ducts
from the furnace should not penetrate a firewall. Where the ducts penetrate a ceiling
membrane they must be constructed of a minimum of 26 gauge steel. Please identify
on plans.
6. The electrical system in this home must be brought up to code. Get with Merlin
Webster (251-5954) the State Electrical Inspector to see what you need in this regard.
Also, any electrical boxes placed in the ceiling or walls acting as a one hour fire
separation will need to be rated for this application.
7. The sidewalk must have a handicap ramp at the corner of 5'h West and 6'h South. I did
not review the site plan for compliance at this time. When the 4-plex in the back is
brought up for review, I will do an exhaustive review at that time. The parking lot in
back must be constructed at this time for the additional parking that will be required
for the 3-plex.
8. The Fire Department has not reviewed the plans at this time and may have additional
requirements..
