Dear Brent,
I have reviewed the plans for the Cougar Apartments and have identified the
following discrepancies or questions:
1. Please provide dimensions on parking plan (site plan). The parallel spaces
along the laundry are too short. Parallel spaces should be 22' long or longer.
You need 2 spaces per dwelling unit. It appears that you are 7 spaces short.
2. The ADA requires that one of your handicapped parking spaces be a van
accessible space. The aisle adjacent to a van accessible space is required to be
96" wide. The other handicapped spaces require a 60' aisle. Please identify
these aisles and dimensions on parking plan.
3. Compact parking spaces are to be signed. Please identify compact spaces and
signage on plans.
4. Some of the trash dumpsters are located in parking lot corners. Our trash
trucks are side loading and will not be able to access these dumpsters.
5. Please identify privacy fencing where parking lots border other properties.
6. All units on the lower floor must be type "A" or type `B" handicapped units.
Please identify the location of all handicapped units on the site plan.
7. Please identify location(s) of 2 hr. fire-wall(s).
8. Please provide literature on stucco for 1 -hr rating.
9. The footings in the entry do not have the required 36" of ground cover for
frost protection.
10. Please provide truss details prior to framing inspection.
11. Sheet S 1 calls out for Special Inspections on concrete and structural field
welding. Please let us know who will be performing these inspections as soon
as possible. Section 1701.1 of the 1997 Uniform Building Code (UBC)
requires that the special inspectors be employed by the owner or the engineer
or architect of record acting as the owner's agent. Let us know if you will be
employing the special inspectors. The Contractor is not allowed to perform
this function.
12. I have attached a copy of the Fire Department review top the back of this
document.
Please provide me with 2 new stamped copies of the corrected plans. If you have
any questions, please give me a call at 359-3020 ext. 324.
