Box 280 12 North Center Street Rexburg, Idaho 83440 Phone (208) 359-3020 Fax (208) 359-3022 e-mail rexburg@d.rexburg.id.us I have reviewed the plans for the Cougar Apartments Community Center and the revised site plan for the entire project and have identified the following discrepancies or questions: 1. Please provide one additional copy of your new site plan. 2. Three units (or 2%) are required to be "Type A" accessible as per the code. The site plan only identifies one. 3. The ADA requires that one of your handicapped parking spaces be a van accessible space. The aisle adjacent to a van accessible space is required to be 96" wide. 4. One of the trash dumpsters is located in the corner of the parking lot. Our trash trucks are side loading and will not be able to access this dumpster. Please make the necessary change. 5. The structural calculations identify a 30" frost depth. Please change this to 36" and make sure to show this minimum depth on the plans. Also in the structural calculations, The Probabilistic Ground Motion Values for our zip code are listed as Ss = 25.91 and S 1 = 19.10. When we look these values up in the USGS Earthquake Hazards Program, the values are Ss = 51.08 and S1 = 16.44. The document also identifies the IRC (International Residential Code) as the Governing Building Code instead of the IBC (International Building Code). 6. The entry stairwells are sided with stucco. Please provide literature on stucco for 1 -hr rating or provide 5/8" "Type X" drywall behind it on the exterior. 7. Please provide truss details prior to framing inspection. 8. The fire -rated unit separation walls have plumbing located in them. Please provide details that identify how the penetrations will be made. 9. The plans do not identify the 5/8" drywall as being "Type X". Please identify on the plans. 10. The State of Idaho requires that you provide energy calculations as per the 2000 International Energy Conservation Code. 11. The Fire Department has not reviewed either the new site plan or the plans for the Community Center Building at this time. They may have additional requirements.
