I have reviewed the plans for the Comfort Construction Apartments in the
Andrews Addition and have identified the following discrepancies, additions or
questions:
1. Provide storm pond calculations.
2. Storm pond is not located within the boundaries of the project. Please
provide easement information.
3. Get with John Millar and work out a Development Agreement.
4. Identify that setbacks are to eaves.
5. Identify right-of-way lines.
6. Identify handicap parking spaces along with signs identifying them and
the accessible routes into the buildings.
7. Identify trash facilities.
8. Provide minimum foundation reinforcement as per Section 1914.3.5 of the
1997 Uniform Building Code (UBC).
9. Please identify the exact Iocations of the HTT16 or PHD2 holdowns.
Sheet A03 identifies them with an "A" symbol at specific locations on the
floor plan but contradicts these locations in the note below by calling them
out at ends of the shear panels.
10. Please provide truss details as soon as you can get them from the supplier,
but before framing inspection.
11. All units on the lower level must be constructed as "Type B" units as per
Section 1103.1.9.3 of the UBC. Identify as such. Please identify grab bar
backing, accessible thresholds and all other accessible features.
12. Please identify smoke detectors as per the UBC and 2A-IOBC fire
extinguishers in each apartment unit.
13. Identify that bedroom windows must meet egress as per UBC Section
310.4.
14. Please identify firewall construction, including draftstops if used. Unit
separation must be maintained from foundation to roof sheathing. Please
provide details.
15. Please identify fire separation at the floors between units. Engineered
joists have their own requirements for fire protection and are not listed in
the UBC. Please provide this information on the plans.
16. Please submit a copy of your plans to the State of Idaho Electrical Bureau.
17. I have attached a copy of the Fire Department review to the back of this
document. Please resolve any issues identified by them.
Please provide me with 2 new copies of any corrected plans. If you have any

I have reviewed the plans for the Continental Park Apartments and have identified
the following discrepancies, additions or questions:
1. Provide storm pond calculations.
2. Get with John Millar and work out a Development Agreement.
3. Identify that setbacks are to eaves.
4. Show right-of-way lines. If they do not exist, please provide
documentation dedicating the area from the back of the sidewalks towards
the street to the City of Rexburg.
5. Identify handicap parking spaces along with signs identifying them and
the accessible routes into the buildings.
6. Identify trash facilities.
7. Sheet DT -4 calls out welded wire fabric. Please change this to %" rebar at
18" o.c. in both directions as per the City of Rexburg specifications. Also
identify the approach and sidewalk at the approach as 6" thick. The curb
and gutter must also be reinforced. Please identify 24 4 rebar in the curb
and gutter section.
8. The architectural drawings and the stair drawings must be stamped by a
licensed professional.
9. All units on the lower level must be constructed as "Type B" units as per
Section 1103.1.9.3 of the 1997 Uniform Building Code (UBC). Please
change bathroom configuration for compliance. Please identify grab bar
backing, accessible thresholds and all other accessible features.
10. For the "Type A" unit please identify grab bar backing, accessible
thresholds and all other accessible features.
11. Please identify smoke detectors as per the UBC and 2A-1 OBC fire
extinguishers in each apartment unit.
12. Sheet SL3 identifies 2" washers on the anchor bolts. Are these the 2"
square washers as identified in the UBC?
13. Please identify firewall construction, including draftstops. Unit separation
must be maintained from foundation to roof sheathing.
14. Please identify fire separation at the floors between units. Engineered
joists have their own requirements for fire protection and are not listed in
the UBC. Please provide this information on the plans.
15. Please identify attic ventilation as per the UBC.
16. I have attached a copy of the Fire Department review to the back of this
document. Please resolve any issues identified by them.

I have reviewed the Bowen Apartment drawings that you have provided me and
have identified the following discrepancies:
1. The lot is too small for the amount of units that are being requested. My
calculations identify 7 units allowed.
2. Elevations at parking and drives are incomplete.
3. Show 5' wide City sidewalk, curb/gutter and driveway approach.
4. Why is the curb around the parking lot incomplete? There are trees drawn in the
parking area near the spot where the curbs end. Please let me know what is going
on here.
5. A fence is required where the parking lot is adjacent to other residential property.
Please identify on plans.
6. Page SO identifies special inspections being required for the bolts in concrete.
Who will be performing these inspections? Please provide us information
regarding frequency of inspection and any details associated with these
inspections.
7. Please provide 1 hr. construction at all walls around mechanical and laundry.
Identify on plans.
8._ The doors to the units need to be fire rated assemblies. Please identify as such.
9. There seems to be a bust in the floor plan dimensions. The tubs are shown to fit
nicely in an area that by my calculations is only I' 11-7/8" wide.
10. The "Typical Exterior Wall Except At Entry" detail on sheet S i identifies on
layer of 1/2" drywall an ceiling. 5/8" is the minimum on ceilings with 24" o.c.
framing.
11. Please identify attic access and attic ventilation as per the 1997 Uniform Building
Code (CIBC).
12. Show smoke detectors in each bedroom and one in common area outside
bedrooms.
13. Provide a copy of the plans to the State of Idaho Electrical Bureau.
14. The Fire Department has reviewed the plans. I have attached a copy of there
report.
