I have finished the review of the Sainsbury Construction Cambridge Court
Apartment drawings that you have provided for me and have identified the following
discrepancies:
1. The stair enclosures must be open on one side as per the definition of exterior
stairway as defined in Section 1002 of the 2000 International Building Code
(IBC). The exterior doors of the units must be 20 minute rated doors and
assemblies.
2. Be aware that plumbing in party walls can cause many problems with the
integrity of fire walls. Plastic pipes can not penetrate the membrane of the 1 -
hour firewall unless they are properly constructed to do so. Special fire
resistive rings are required or special details that show metal parts entering the
membrane and all plastic remaining within the wall. The unit separation walls
must be built continuous from the foundation to the roof sheathing. We have
details for many different options that I can provide for you if you want to
come down to the office.
3. The door into the bathroom on a "Type B" adaptable unit can not open into
the space in front of the bathtub. The bathroom that you used to create the
existing design has a wall hung sink that allows a wheel chair to move under
it. The current configuration will not allow a space large enough so that a
person in a wheelchair would have room to close the door. I have attached a
drawing to the back of this document that identifies how the door must not
swing into the space in front of the tub.
4. "Type A" accessible units are required to have lowered work and sink areas in
the kitchens.
5. The footings which were poured previously are not 36" below grade. Please
provide a detail showing how the error can be fixed.
6. Bolts were left out for shear walls and bearing walls when the slab was
poured. Please identify how to connect these walls. Under some of these
walls there is only 4" of concrete.
7. The Fire Department has reviewed the plans. I have attached a copy of there
report. Please provide the necessary information they have requested.

Upon review of the site plan drawings submitted the following items need to be
addressed:
1. WATER SUPPLY: The proposed hydrant located on the property, in addition to
existing hydrants, will suffice for this project as long as it meets the minimum
flow requirements of 2,250GPM/two hours and the entire project is fire
sprinklered.
Additional plans are required to complete an accurate plan review of this project in
regard to access, fire alarms, and fire suppression systems. If there are any questions
