I have reviewed the plans for the Breckenridge apartments and have identified the
following discrepancies:
1. Provide handicap ramp at corner of I" West and 2nd South.
2. Screen the garbage dumpster and place in an area where a side -loading truck can
access it.
3. Provide 28' radius for fire truck at South entrance. Also create wider driveway by
eliminating the sidewalk on the South side of the building in the Southeast corner
of the project.
4. Provide fire hydrant as per Rexburg Fire Department.
5. Sidewalk and driveway at street approaches will need to be constructed of 6"
reinforced concrete.
6. Provide details of handicap ramp.
7. Provide sprinkler plan.
8. Show the fire sprinkler system mechanical room inside of the building. It can not
be in a setback.
9. Provide draftstop details.
10. Provide floor details for 1-hr.fire resistance.
11. Identify smoke detectors.
12. Provide door details.
13. Provide mechanical information.
14. Provide electrical plan.
15. Provide detail showing pipe penetrations into firewalls.
16. Provide Type "A" Accessible Unit. Provide details such as grab bar, cabinet,
toilet, sink, shower, etc.
17. Address any items identified by the Fire Department. I have attached a copy of
their review to the back of this document.
Please make the necessary corrections and return two sets of drawings as soon as possible.

Comments: Corners in parking lot need to have minimum of 28 foot
radius (around parking stalls) and the southwest stall at rear of
managers building. There shall be no parking (Signed and marked
with paint) along the sidewalk on the east side of new building to
allow for fire apparatus access. Existing driveway to the south of
proposed manager's building too narrow. Needs to be a minimum of 20
feet wide with no parking (Signed and marked with paint). Parking
along southern edge of property doesn't allow fire apparatus to
fully access old building.

Dear Scott,
On 8/17/01,1 completed framing inspection on the Erickson Pontiac Building.
Below is a list of items that I have identified as incomplete, incorrect or unexplained:
1. The front wall and the side.walls of the show room were not engineered
for seismic or wind loads. Please provide details and calculations.
2. The boiler room has been moved to the mezzanine area. A beam is
carrying part of the load from the boiler room floor. This beam transmits
its load to the walls below. The walls transfer the load to the floor slab
that has not been designed for this purpose. Please provide me with the
calculations showing that the unreinforced slab will be adequate to support
the loads from the newly created bearing wall and especially the point load
generated from the column carrying the end of the beam.
3. The original plans call out for the interior wood framed walls to be sheeted
with 5/8" o.s.b. for shear purposes. It has come to my understanding that
the contractor wants to substitute angle bracing in place of the o.s.b.
panels. Please provide me with details and calculations required to make
the change.
4. We had requested a fist and the times of the special inspections required as
per the 1997 Uniform Building Code (UBC) Section 1701.5. Concrete,
Bolting and Field Welding all require special inspections. At this time we
have not received any information concerning these inspections.
5. I am a little concerned about the headroom in the mezzanine area. The
fire sprinkler pipe is at "head banging" level on one side and a steel beam
in the boiler room is definitely a safety concern for the same reason.
Please make some provisions for clearly identifying these potential safety
concerns.
