Building setbacks are to eaves. Change front setback as required. 2. Add fire hydrants as per request by Fire Department. I have attached a copy of the Fire Department review to the back of this document. 3. Dumpster can't be located in front setback. 4. A fence or a suitable buffer must be provided between parking areas and other residential properties. 5. Two parking spaces are required for manager's apartment. 6. Parking spaces under building don't fit. 7. Elevations are not provided at parking under building. The aisle adjacent to this parking is a fire lane and must have an even grade. 8. Provide handicapped parking. 9. An accessible routemust be provided to all the lower units. The drawing identifies stairs along this route. 10. The managers apartment must be on ground level. The apartment must be designed so that a handicapped manager could reside in it. In other words, you must not have any use on the upper floor of the unit that you don't provide on the first floor. Bathroom on lower level must be constructed per ADA requirements. 11. Provide details for grab bars and fixtures in ADA bathrooms. 12. All lower level units must be constructed as per 1997 Uniform Building Code (UBC) Section 1106 Type B Dwelling Units. Provide details. 13. The bathroom in the Type A unit does not work. The interior aisle between the door and the fixtures is too narrow. 14. Ceiling above balcony must be constructed as one hour fire resistive. Please provide details. 15. Please provide details of fire separation between the under floor parking and the units above. 16. Front doors are required to be'/< hour assemblies. 17. Provide details that identify Fire Department requests. If hydrants are added, please identify. If 4 -hour separation walls are to be used, please provide details. 4 -hour walls can't be placed at walls containing doors. Identify hire extinguishers, smoke detectors and horn strobes as per Fire Department. I have attached the list from the Fire Department to the back of this document. 18. Provide balcony details for fire resistance construction as per UBC Section 1006.3.2.3. 19. Provide truss manufacturer specifications and detail sheets. 20. I didn't see where floor/ceiling fire separation was called out. With TH floor systems, two layers of 1/2" Type "Y' drywall are required. Please provide me with 2 sets of revised plans.
