Provide cross section details for 6`h South and 4`h West. 6`h South is to be a 44' wide residential cross section. 4th West is to match the existing street and is a 38' wide cross section with curb and gutter on the East side only. 3. Please identify the areas of street construction and the amount provided by the developer. 4. Show all dimensions. Include the dimensions from the buildings to the property lines. Include dimensions to right-of-way, sidewalks, streets, etc. 5. Identify 71h South on sheet no. P-2. 6. The trash bin configuration will not work using City of Rexburg service. Our trucks are side pick-up type and require that dumpsters be parallel to aisle with room for approach. 7. The painted walkway from the south portion of the project to the clubhouse will not be allowed. Please remove it from the plans. The crosswalk at 0 West will have to do for pedestrian traffic. (j 8. Please identify handicap ramps. On handicap ramp detail, please show the tooling required for the blind as per the Americans with Disabilities Act `J� 0 (ADA). Jr 9. Provide details for inlet at 36" concrete sewer pipe from city ditch. CR 10. Provide pump and vault details for the transfer of storm water to canal. -• Please identify if approval has been given from the canal company for use. 11. Identify easements across 6`h South and 4th West for all utility lines. Include dimensions to easements and dimensions of easements. 12. — Identify location and size of service lines to the buildings. 13. Include the size of water lines. Show the location and size of the existing 16" water main in 6'h South. Also show a 16" water line connecting at 6`h South and running south to connect with the existing water line in 7`h South. The City of Rexburg will reimburse the developer for the additional cost of providing this 16" line. 14. Identify existing electrical, telephone, etc. lines. Also show all new utility locations, including the size and location of their easements. 15. Identify additional catch basins. The current drawings identify only one catch basin on 40' West. Include the size and locations of all storm drain pipes to the catch basins. 16. - I have attached a copy of the City of Rexburg Commercial Driveway Approach Construction Details to the back of this document. Please show rebar as per the specs in the curb/gutter, driveway approach and the sidewalk crossing the approach. Also please identify 6" of crushed gravel under all sidewalks within the City of Rexburg right-of-way. Show the approach aprons on the site plan. The current plans show the approach ending at the right-of-way. 17. - Please identify handicap parking and the access from parking to the buildings. Include any ramp locations. 18. --Provide parking aisle dimensions and the size of spaces. 19. Provide details that identify balcony wall and ceiling construction as per Section 1006.3.2.3 of the 1997 Uniform Building Code (UBC) 2. The room labeled as "Niche" is not large enough to be considered a habitable room. Section 310.6.2 of the 1997 UBC requires that habitable rooms be at least 70 square feet. Section 310.6.3 of the 1997 UBC requires that habitable rooms shall not be less than 7 feet wide. Please resize this room or remove it and re -label the units as 1 -bedroom. 3. The ADA Type B bathroom details on sheet A1.3 do not seem to meet the requirements for forward approach to the bathtubs as per Section 1106.6. of the 1997 UBC. 4. Please have the structural engineer provide calculations for the masonry columns that hold up the entry roof. 5. Please provide plans for clubhouse. 6. The Fire Department has reviewed the drawings and has identified some discrepancies. I have attached a copy of their list to the back of this document. I have also attached a copy of Forsgren Engineering's site plan review to the back of this document. Please provide me with 2 new copies of the corrected plans. Plans for fire alarm system shall be submitted for review and approval PRIOR to system installation. Plans and specifications shall include, but not be limited to, a floor plan; location of all alarm initiating and alarm -signaling devices; alarm control and trouble signaling equipment; power connection; battery calculations; conductor type and sizes; voltage drop calculations; manufacturer; model numbers and listing information for all equipment, devices and materials. The parking lot should not be drained using French drains. There is a storm sewer line adjacent to the property. Catch basins should be installed and connected to the existing storm sewer. 2. Please identify handicap parking spaces. Include space sizes, details of access from parking lot and any markings or signs. 3. Page A8 identifies wind speed at 70 mp.h.. Our design wind speed is 80 m.p.h.. Please redo calculations based on higher wind speed and make any necessary changes to the plans. 4. Identify smoke detectors and fire extinguishers as per the review from the Fire Department that is attached to the back of this document. 5. Please identify at least one "Type A" handicap accessible unit. Identify special features such as clearance for water closet, sink heights, accessible cabinets, horn strobes (as per Fire Department review), etc. 6. Please identify sill height on 3' high egress windows. The maximum sill height for an egress window is 44" from floor. 7. Provide truss details prior to frame inspection. 8. Electrical review must be performed by the State of Idaho. The structural notes are cut off on page A8. I can't identify shear wall nailing.
