This 0512312008 must be fully screened from the right-of-way. All exterior lighting must conform to the 0512312008 commercial lighting standards. Please submit a lighting plan for review. Lighting meant to iluminate parking areas may not be attached to the building. All lighting must be full cut-off. Since the lot fronts both Main Street and 0610412008 Erikson Drive, a 20 foot front yard setback must be maintained on the north and south sides of the lot. The building encroaches into the Northern front yard setback, and parking spaces are located in both the north and south front yards. Please revise. This issued has been resolved per Val Christensen. 16 parking stalls are required for the site. 16 0610412008 are shown on the site plan, but 4 are located within the front yard setbacks. Parking stalls that have been removed must be 0610412008 replaced with landscaping, leaving a6x22 foot backing area for the northernmost parking stalls. Please submit landscaping information (plant types & sizes, etc.) so we can determine if adaquate screening is provided. Landscaping plan can be a deferred submittal per Gary. Plan will need to be submitted and approved before landscaping is installed.
