I --- The west wall is closer than2} ft. from the property line, therefore, it must be a one-hour fire-rated wall which requires 5/8" gypboard, type X on both the inside and outside of the wall. (UBC Sec.709.4) 2 --- A one-hour fire-rated wall requires a parapet wall above the roof or special ceiling/roof treatment to take the place of the parapet wall. If a parapet wall is not provided, one of the EXCEPTIONS in UBC Sec. 709.4.1must apply or be used. In this case, EXCEPTION 5.2,5.3 &,5.4 have been selected by yourselves as altematives to the parapet wall. Exception 5.2 states that "where roof-ceiling framing elements are not parallel to the wall, the entire span of such framing and elements supporting such framing shall not be of less than one-hour fire-resistive construction." (Therefore the bottoms of the trusses will have to be covered with two layers of 5/8" gypboard, type X to provide the required one-hour fire rating.) Exception 5.3 states that openings in the roof shall not be located within l0 ft of the one- hour fire-rated exterior wall. Exception 5.4 states that the entire building shall be provided with not less than a Class B roofing assembly. (The metal roof will fulfill this requirement.) 3 --- The outer edges of the eves can not be closer that 6'-8" from the property line and the exposed eves (bottoms and ends) must be covered with two layers of 5/8" gypboard, type X to provide the required one-hour fire rating. One layer of 5/8" gypboard between the trusses (immediately under the metal roofing) will be adequate for the required roof protection for the 20 ft. from property line. (UBC Sec. 705 and UBC 503.2.1.) l;;"H*1rle-downs connecting the trusses to the walls and the walls to the foundation sill plate 5 --- UBC Sec' 904'2' 2 ---{A minimum size 20rg: ft. opening (door or window) is required ineach 50 lineal ft' of building length on at least 2 sides or'trr. building or a sprinkling system isrequired for the building. ) - The-north side of the uJrailg appears to have two windows thatmeet this minimum 20 sq' ft' opening requirement. porlir. second wall, the required 20 sq. ft.opening (either door.or window) .oia be located i. tr","rtrrerly 50 ft. of the east wall or itcould be located in the westerly 50 ft. of the south wall. 6 --- Please provide calculations on how you determined the size of the headers over the vehicledoors' 2 ea' 2" x 10" headers do notappear adequate to support the loads of the trusses. 7 --- uBc sec' 708'3' l'2'2 - other Uses --- D.l?ft Stops --- The area between draft stops cannot ffiT 3000 sq' ft' Therefore draft stops will be reiuired every 30 ft.(i.e. 30,x 100,:3000 8--- Attic access openings are not shown on plans.
