RE: Warehouse Plans for warehouse at 240 Dividend Dr.
Dear Brett/Scott,
This letter is written to formalize the changes that Val Christensen discussed with vou that need
to be made to the subject warehouse plans.
I --- The west wall is closer than2} ft. from the property line, therefore, it must be a one-hour
fire-rated wall which requires 5/8" gypboard, type X on both the inside and outside of the wall.
(UBC Sec.709.4)
2 --- A one-hour fire-rated wall requires a parapet wall above the roof or special ceiling/roof
treatment to take the place of the parapet wall. If a parapet wall is not provided, one of the
EXCEPTIONS in UBC Sec. 709.4.1must apply or be used. In this case, EXCEPTION 5.2,5.3
&,5.4 have been selected by yourselves as altematives to the parapet wall.
Exception 5.2 states that "where roof-ceiling framing elements are not parallel to the wall,
the entire span of such framing and elements supporting such framing shall not be of less than
one-hour fire-resistive construction." (Therefore the bottoms of the trusses will have to be
covered with two layers of 5/8" gypboard, type X to provide the required one-hour fire rating.)
Exception 5.3 states that openings in the roof shall not be located within l0 ft of the one-
hour fire-rated exterior wall.
Exception 5.4 states that the entire building shall be provided with not less than a Class B
roofing assembly. (The metal roof will fulfill this requirement.)
3 --- The outer edges of the eves can not be closer that 6'-8" from the property line and the
exposed eves (bottoms and ends) must be covered with two layers of 5/8" gypboard, type X to
provide the required one-hour fire rating. One layer of 5/8" gypboard between the trusses
(immediately under the metal roofing) will be adequate for the required roof protection for the 20
ft. from property line. (UBC Sec. 705 and UBC 503.2.1.)
