In the past n'€ have allowed aisles that were sized for one-way traffic to be uscd for parkins areas in tlrc rear of the building ufuen the reat lots wore of a size to accommodate parking for eurployees only. The line identified on the site plan as the southem properfy line causes the Artic Circle property to fall out of compliance with th€ 1997 Uniform Building Code (UBC). I had talked to the property owner about this issue a ftw months ago and had identified this problem to him. The Artic Chcle property must keep at least 20 feet ofproperty to the north ofthe building to maintainthe building's c;urrent type of construction. The Artic Circle Building's north wall, roof and any projections that are located less than the 2O feet from property line would have to be constructed as t hour-fire resistive" Please provide me with information that identifies that the property line issue has been resolved. 2. Please provide structural details identifiing wall reinforcement, grouting details and anchorage details. The foundation plan identifies only vertical steel reinforcement. Design shotild be perfonned as per as per 1997 WC Section 2106. Reinforcement in shear walls must be shownto satisfy Section 2106.1.12.4" The plans must meet the requirements ofthe 1997 UBC Section 2106.1.2. 3. Footing depth is not shown on the plans" Please show 36" depth below grade" 4. Please provide me with details that show truss type, spacing and connection to CMU wall. 5. A parapet is required on the north wall as per 7997 UBC Section709.4 6. A draft stop is required in the ceiling area ofthe addition ils per 1997 UBC Section 708.3.1.2.2. 7.
