All checklist information must be provided before any information will be accepted
Flood Plain-Verify if property is located within a flood plain.
Elevation certificate is required if building is located in a flood plain. Contact engineering firm.
Recorded Warrantv Deed-A copy may be obtained from clerk's office in courthouse.
Septic permit if not required to hook up to city sewer (can be obtained at district seven)
Arch itectu ral letter from arch itectu ral com m ittee.
Copy of building contractor's state registration.
Copy of installer license if moving in a manufactured or mobile home.
Manufactured Homes-Must have a valid HUD sticker and must have been Division of Building
Safety rehabilitation if older than June 15, 1976.
The use of a Manufactured Home as permanent residential dwelling on an individual lot in R-1
and RP zones provided the following standards are met:
1. Multi-section and at least 20' wide.
2. Has a minimum floor area of 1000 sq ft.
3. Must have a minimum roof slope of 25% (3:12) and overhang eaves.
4. Has roofing and siding materials which are generally acceptable for site-built housing.

PERMIT REQUIREMENTS
Payment for the permit is required at the time permit is picked up.
All building permits issued will expire one year after the time permit was issued.Every permit issued shall become invalid if work permitted has not commenced within 180days, or if work has been suspended or abandoned for 180 days. One or more extensionsin writing can be granted by the building official not exceeding 180 days.
An application for permit will be deemed as abandoned after 180 days if filing unless suchapplicant has been pursued in good faith. One or more extensions in writing can begranted by the building official not exceeding 90 days.

SET BACKS ARE AS FOLLOWS:
R-l and R-2 Residential Zone: Building front 20' from street property line, 5' to interior lot line,
and 10' to the rear lot line, eaves, steps, and porches shall be considered as part of the buildingwhen determining the setbacks from interior and rear lot lines. But they shall not be consideredpart of the building when determining setback from the street property line, providing they areopen on three sides and do not project over 4' from the main structure.
The minimum lot width for dwellings in an R-2 zone is fifty (50') feet from the set back line and theminimum lot size in an R-2 zone is four thousand five hundred (4,500) square feet. The minimumlot width for dwellings in an R-1 zone is fifty-five (55') feet from the set back line and the minimumlot size is five thousand five hundred (5,500) square feet.
RP Residential Park Zone= Minimum building area requirements are 15,000 feet and theminimum building site width is 100 linear feet. Buildings shall be set back a minimum of 30'fromany public street. There shall be a side yard on each side of the building not less than 20' and nobuilding shall be erected to a height greater than two (2) stories.
C Commercial Zone: No front or side yards shall be required except when a building or group ofbuildings abuts upon a residential zone a yard having a width if not less than 10'. There shall be ayard of not less than 15' when abutting upon a public thoroughfare and not less than 20' when nodedicated alley or public way exists at the rear of the lot. The rear of the yard may be used for offstreet parking and loading.

The property located at Lemmon Lane (Parcel number RPA000001925S1) has an existing
foundation that was installed two to three years ago. The city is unable to iocate the inspection
report on the foundation that was performed by the city's building inspector. The cunentinspector has conducted an onsite visual inspection and found no visible defects. The city willissue a building permit without warranty in regards to the foundation. The builder will assume
all responsibility regarding the structural integrity of the foundation. The foundation may need
modifications to bring it current standards. A copy of the inspection report is attached tothisletter.
