RE: Change of Use- Sprinkler Shop Building
Dear Val,
With the recent growth to the recycling program and the vacating of the University's existing
sprinkler shop facility,it is both necessary and convenient to move the recycling program employees
to the vacated sprinkler shop building which is in close proximity to the warehouse sorting facility.
The sprinkler shop building, located approximately in the center of the University's First West
storage area, was built in 1969 as a laundry facility to support the once existent trailer park Record
documentation and information regarding the laundry facility's original construction is unavailable.
Current adopted codes classify self-serve laundry facilities as `B' occupancies. When the trailer park
was disassembled in approximately 1988,the laundry facility's use was changed to the University's
sprinkler shop. Sometime after 1988,the plumbing fixtures in the north restroom were removed to
accommodate additional storage. Current adopted codes also categorize the sprinkler shop use in the
`B'occupancy classification.
The University proposes to change the use of the sprinkler shop building from a sprinkler shop to a
recycling center operations office. The proposed change in use does not change the `B'occupancy
classification of the facility.Accompanying this letter are drawings showing the proposed office
space configuration as well as the reinstallation of the plumbing fixtures in the north restroom.
A brief code analysis follows.
• Use and Occupancy Classification:Business Group B
• Type of Construction:V-B
• Allowable Building Height:2 stories per Table 503
• Actual Building Height: 1 story
• Allowable Area:9,000 square feet per Table 503

• Fire-Resistance Rating Requirements for Building Elements: 0 hours per table 602
• Fire-Resistance Rating Requirements for Exterior Walls Based on Fire Separation Distance:
0 hours per table 602
• Automatic Sprinkler System:not required per 903.2

• Manual Fire Alarm System:not required per 907.2.2
BYU-Idaho requests a change of use within the existing `B'occupancy classification if the city is in
agreement with the above-analysis.Please let us know what fee amounts are required to reinstall the
plumbing fixtures and whether our assumptions and code analysis are accurate.
