Property Lines
Each site plan that is submitted to the City of Rexburg for the Building Permit process requires that property lines
are shown accurately. It is the Developer's responsibility to correctly identify on the site plan the location of these
lines in reference to the public right -of -way, other adjoining property lines, the street, other structures and all utility
lines. The Developer should find property pins that are "still available at the lot in question. If these pins do not
exist or have become unrecognizable then a new survey should be performed.
Accurate property line information is a must for a timely review. In addition to finding existing property pins, legal
descriptions should be checked. The best way to identify property line location is with a land survey. The City of
Rexburg has aerial photos and a parcel line layer that can be checked, but they are only a tool and are not
guaranteed for accuracy. If you want to request a copy of your lot, see the front counter at the Community
Development Department.

designed the gravity system and foundation for the above referenced home. The design is
based upon a 35 psf roof snout load. The structural design is based upon the 2006
International Building Codes requirements and restrictions, Included is a "redlixted" 8

(roof) to provide protection over our home's existing sidewalks and a stronger visual aesthetic to our
home. The home does not meet the city setback requirements on the north and east sides; however,
we have discovered the following since our initial discussions last summer:

afety The entrance into our home is unsafe in the winter due to snow and ice build -up. The
!xisting roof does not cover the sidewalks into the home. Enormous icicles and blocks of ice are
remendous hazards and have literally obliterated portions of the north side railing and
alusters. We want to protect ourselves and visitors to our home.
,esthetics The city setback ordinance is based upon aesthetics. Our home is taller than all the
other structures on the block. The new porch /roof will visually reduce the height of the home
and create a stronger curb appeal to the neighborhood. We recently removed two enormous
trees (over 50 feet in height) that visually masked the home and plan to significantly improve
the landscaping surrounding the home as well. The planned improvements will enhance the
neighborhood and city.
Due to the nature of all the existing conditions and setbacks on our block, it is our understanding that a
variance will NOT be required for approval of our construction plans. Please advise me if this is NOT the
case or if you require further information or verification. Our contractor (Shawn Jensen, Snake River
Designs Inc) would be happy to meet with you again at your convenience to make a final determination

You will recall that I have met with you several times regarding the design for a wrap- around porch
(roof) to provide protection over our home's existing sidewalks and a stronger visual aesthetic to our
home. The home does not meet the city setback requirements on the north and east sides; however,
we have discovered the following since our initial discussions last summer:
North side The sidewalk leading to the home's front door is an existing structure — complete
o orf with footings - -and rises to five feet above ground level at the front door porch level. We would
like to build a "roof" to cover this existing sidewalk that will not extend past the existing
w , il° t sidewalk limits.
East side None of the homes /structures on our block meet the city setback requirements. We
carefully measured (to the best of our ability and equipment) from the edge of the public
sidewalk to the finished front (east) facade of each structure and deducted the roof overhang.

Our goals in building this new porch /roof are two -fold:
Safe : The entrance into our home is unsafe in the winter due to snow and ice build -up. The
existing roof does not cover the sidewalks into the home. Enormous icicles and blocks of ice are
tremendous hazards and have literally obliterated portions of the north side railing and
balusters. We want to protect ourselves and visitors to our home.
2. Aesthetics The city setback ordinance is based upon aesthetics. Our home is taller than all the
other structures on the block. The new porch /roof will visually reduce the height of the home
and create a stronger curb appeal to the neighborhood. We recently removed two enormous
trees (over 50 feet in height) that visually masked the home and plan to significantly improve
the landscaping surrounding the home as well. The planned improvements will enhance the
neighborhood and city.
Due to the nature of all the existing conditions and setbacks on our block, it is our understanding that a
variance will NOT be required for approval of our construction plans. Please advise me if this is NOT the
case or if you require further information or verification. Our contractor (Shawn Jensen, Snake River
Designs Inc) would be happy to meet with you again at your convenience to make a final determination
