I have reviewed the plans for the Brentwood Heights Apartments and have
identified the following discrepancies:
1. The plans show 40 apartment units and 77 parking spaces are identified. Provide
2 parking spaces per unit.
2. Please provide storm sewer retention pond calculations.
3. Identify fence or other suitable buffer along south property line of parking lot and
aisle.
4. Please include dimensions from curb to sidewalk and the dimensions of the
sidewalk.
5. The plans show 1 -1/2" water meters. We have not been able to find this size of a
meter that will register the low flows. Please provide either two 1" meters or one
2" meter in place of the 1-1/2" meters.
6. Change 300 East to 3` East on Sheet Cl.
7. Provide flood plane information. Identify top of floor being 1 foot above flood
plane elevation. Obtain surveyor certificate and provide us with one copy.
8. The trench details on Sheet C4 must show flowable fill for backfill in the City
street.
9. Foundation reinforcement does not meet Section 1914.3.5 of the 1997 Uniform
Building Code (UBC).
10. Please provide details for one unit to be constructed as a type "A" unit as per
Section1103.1.9.3 of the 1997 UBC.
11. The "Fair Housing Requirements" detail on Sheet A2 does not seem to meet the
requirements for forward approach to the bathtub as per Section 1106.6. of the
1997 UBC.
12. Identify roof ventilation in upper portion of attic space.
13. Change footing size on Sheet S1 that is improperly labeled as 4 ".
14. Change governing code to 1997 UBC on Sheet S 1.

15. Please provide truss details prior to frame inspection.
16. Sheet Cl identifies 1 bedroom units that don't exist, please change.
17. Add fire hydrants as per Fire Department review.
18. Widen access roads as per Fire Department review.
19. Identify horn/strobe on Type A Handicapped unit drawings as per Fire
Department review.
Please make the necessary changes and return two sets of revised drawings to us.

CLEAR FLOOR SPACE
AT BATHTUBS/SHOWERS
The following discussion of bathtubs focuses on
bathing fixtures that are a combination of bathtub
and shower. It does not cover showers that are
separate bathing fixtures; these will be addressed
starting on page 7.56.
The Guidelines require that one of three
different clear floor spaces be provided at bathtubs
so people who use wheelchairs or scooters can get
close enough to execute transfers into and out of
bathtubs. The diagrams below, taken from the
Guidelines, show the clear floor space requirements
for bathtubs; numbers one and two apply to
Specification A bathrooms and number three to
Specification B bathrooms.

In all three clear floor spaces, the shaded
areas must remain clear, except that in clear floor
space diagram number 2, a lavatory that meets all
applicable clear floor space requirements for
lavatories may be located next to the toilet. In
Specification A bathrooms, either a lavatory or a
toilet may encroach upon the clear floor space next
to the bathtub.
In clear floor space diagram number one,
the arrow indicating direction of approach is
relevant only if the lavatory is wall -hung and has
knee space below. The user pulls forward into the
knee space to transfer and /or operate controls, see
illustration on the top of the next page.

3. Parallel or forward approach.
3.1 Fifty -six inches (1422 mm) minimum, measured from
the wall behind the water closet.
3.2 Sixty inches (1524 mm) minimum, measured from a
point 18 inches (457 mm) from the center line of the
water closet on the side designated for the installation
of grab bars.
106.6.4.1.3 Bathing fixtures. Where bathing fixtures are pro -
'ded, at least one bathing fixture in each toilet/bathing area shall
mply with the following:
1: Parallel approach bathtubs. Bathtubs with a parallel
roach shall have a clearance 30 inches (762 mm) wide by
inches (1524 mm) long minimum adjacent to the bathtub. A

the face of the shower stall by 48 inches (1219 mm) measured par-
allel from the shower head wall shall be provided.

comply with Section 1106.6.4.2. The accessible fixtures shall be
located in a single toilet/bathing area.
1106.6.4.2.1 Lavatory. A 30- inch -by -48 -inch (762 mm by
1219 mm) minimum clear floor space positioned for parallel
approach shall be provided.
EXCEPTION: A lavatory complying with Section 4.20 of CABO/
ANSI A117.1.
The clear floor space shall extend 15 inches (381 mm) mini-
mum from each side of the lavatory center line.
The fixture rim shall be 34 inches (864 mm) maximum above
the finished floor.
1106.6.4.2.2 Water closet. The water closet shall comply with
Section 1106.6.4.1.2.
1106.6.4.2.3 Bathing fixtures. Where bathing fixtures are pro-
vided, at least one bathing fixture shall comply with the fol-
lowing:
1. Bathtub. A 30- inch -by-48 -inch (762 mm by 1219 mm)
minimum clear floor space positioned for parallel approach shall
be provided adjacent to the bathtub. The front edge of the cleat-
floor space shall align with the control end of the bathtub.
2. Stall showers. If a stall shower is the only bathing fixture,
the stall shower shall have minimum dimensions of 36 inches by
36 inches (914 mm by 914 mm). A clear floor space of not less
than 30 inches (762 mm) measured perpendicular from the face of
the shower stall by 48 inches (1219 mm) measured parallel from
the shower head wall shall be provided.

Removable Vanity Cabinets
Knee spaces are particularly important in bath-
rooms that are small and have limited maneuvering
space. It is especially critical where a close parallel
and centered approach cannot be provided at the
lavatory basin. When knee space is necessary for a
bathroom to be usable, that space must be provided
at the time of initial construction. However, it
may be concealed by a vanity cabinet that, when
removed, will expose knee space. When the cabinet
is in place a more common appearance is main-
tained and storage is provided. As in kitchens,
finishes on the floor and walls in the knee space
must be installed during initial construction so no
additional finish work is required when the vanity
cabinet is removed.
When a removable vanity cabinet is
installed, the countertop and lavatory can be
supported by wall- mounted brackets that fit inside
the cabinet. These brackets are hidden when the
base cabinet is in place; once the cabinet is
removed, the brackets are exposed.
Unfortunately, removable vanity cabinets
are not yet part of manufacturers off -the -shelf
product lines. With growing demand, some of the
commercial manufacturers are beginning to pro-
duce prototypes that should result, in the near
future, in mass marketed lavatories with removable
base cabinets.
Standard vanity cabinets may be modified
and used as removable cabinets. The cabinet back
or back supports may need to be cut down to clear
the support system and to provide clearance for
water lines, valves, and drain pipes. If the back of
the cabinet is removed or significantly modified,
the sides may have to be reinforced.
