I confirmed Mr. Blake Willis to be renting the back house to four separate families and the front house to two different families. He doesn't own enough land to have that many apartments. I spoke with Mr. Willis and informed him of the violations. I told him he could either purchase more land so he would meet the requirements of the International Building Code or he could reduce the number of apartments. He stated his neighbors didn't like him and would not sell to him, so he would turn the front house facing 3rd West back into a single family dwelling as soon as the students left at the end of April. 4/18/06 - Blake took out a building permit and wanted Jon Berry & I to meet him at 267 S 3rd W so we could go over exactly what needed to be done to meet the code. Jon explained to Blake that he needed to put in a set of stairs connecting the two residences and turn it into a single family residence. I told Blake when the work was completed to contact us for a final inspection. I need a site plan. 1. The party wall is only required to be a stud with both sides drywalled with 5 /8 Type X drywall according to the Fire Resistance Design Manual pg 59. Main floor typical wall detail shows both concrete floor and TJI floor. Which one is correct? The detail for the TJI ledger needs spacing requirements for the ICFLC hangers. This detail also does not show any type of hanger. There is no detail showing how TJI's are held to the ledger. g. Three foot landings are required at the front vestibule doors on each side of the entry. A. Note: This building is a 3 plex and therefore is not required to comply with ADA or ANSI 117A accessible requirements. These requirements apply to 4 units and above. .a' The City has a Design Standards Ordinance, which needs to be complied with. The ordinance is enclosed. a. Section 1 requires 2 of 3 items be complied with. At present there is only 1 (entry extension). b. Section 2 requires all sides visible from the street have 60% of the front (in lineal feet) have doors, balconies, doors, or windows. The sides and/or back require 30% to comply. These apply to each story or partial story. These balconies or porches do not have to be functional. c. Section 3 needs 3 of a list of 14 be complied with and are mostly decorative / architectural features. This section is complied with by having (1). Gables, (2).
