Trash Facility located on site plan. (Since trash is picked up at night it should be easy to get to.) No vehicles will be on the site & ASSOCIATES Site Drawings - See revised site plan showing drainage plan. The surface water will run into the gutter section at the corner of Egbert's property. The walls around Equipment Room 120 and Lab 119 will extend to the underside of the roof deck and be separated from the rest of the building with one -hour fire resistive construction. 3A. The mechanical units are to be mounted on the roof and the water heater will be located in the mechanical room. However, the one -hour fire resistive occupancy separation will be in place anyway so it actually exceeds the code. Note: That the walls shaded on Sheet A -1 are all one -hour fire resistive construction. 4. Corridor Construction The corridor construction shall be one -hour fire resistive construction. All doors and windows that open into the corridor shall be 20- minute labeled and rated. Note: That the walls shaded on Sheet A -1 are all one -hour fire resistive construction. 4A. If for some reason requested by Collaborative Genetics a damper is required it will be an approved rated damper and reviewed with you at that time. Exit signs and emergency lighting will be installed at door 11 and any unobstructed area as required by State Electrical Code. Crawl Space Vents: We have installed 4 mil visqueen on the floor of the entire crawl space and covered it with 4" pea gravel to reduce humidity. Additionally we will install two exhaust fans with humidistats to control excess humid accumulation. This is how I did my Health and Welfare building and it works quite well. There are no draft stops required since all shaded walls extend to the roof deck and therefore we have less than 3,000 Sq Ft of attic. 8. Electrical plans will be sent to the state for their review. 9. See attached TSSA letter. 10. See attached previously submitted letter form Collaborative Genetics on chemicals. Identify trash facility on site plan. 2. Identify parking lot drainage. 3. Separate lab from the rest of building with a one -hour fire- resistive occupancy separation as per the 1997 Uniform Building Code (UBC) Section 304.2.2.1. If the furnace and the water heater exceed 400,000 btu combined, then provide a one -hour fire- resistive occupancy separation between mechanical room and rest of building. 4. Identify corridor construction. Show fire dampers. Identify rated windows and doors in corridor. 5. Show exit signs and emergency lighting on plans. 6. Identify crawl space vents and access. 7. Add draft stop as per (UBC) Section 708.3. 8. Provide the State of Idaho Electrical Bureau with a set of electrical plans. 9. Provide a letter from the project engineer describing the fix for the missing rebar in foundation wall. 10. The Fire Department has not completed their review at this time. Watson Re: Collaborative Genetics Foundations Gentlemen: This letter is written following a review of the foundation walls for the Collaborative Genetics building being built in Rexburg, Idaho. The purpose of the review was to determine the need for the 2 - #4 bars in the bottom of the four foot high foundation wall. The bars were called out but left out by the mason when constructing the wall. A review of the 1997 Uniform Building Code (Section 2106.1.12.3.3) reveals that the wall nQA.+p 2 - 4 bars in the bottom of the wall or the top of the foundation. Section 2106.1.12.4.2.3 specifies that the spacing of the horizontal bars is to be 48" or less in Seismic Zone 3. It is recommended that the wall be left as is for the following reasons: 1. Summary Basically I suggest you consider one of the following options. 1. Enter into a AJE - C/M contract with JRW & Associates as submitted and move forward as soon as possible as the Dollar Store lease is secured. As other leases become secured the same A/E - C/M relationship will exist and protect you for the whole building. All items of work will be competitively bid and the project managed from start to finish by JRW & Associates. 2. Hire Harold Harris who will have to hire another architect, mechanical engineer and electrical engineer and turn the project over to him. It is in your best interest to have one licenced responsible individual in charge of the project and communicating directly with you. Nonetheless, the invoice submitted is due and payable and only reflects services rendered by Johnny and myself on an hourly basis. I am not including an invoice for the demo since I elected to move forward in good faith which apparently we didn't have. Our hourly rates for architectural services are $95 per hour if we are doing just A/E and $65 per hour if we are doing A/E - C/M. That is the reason I can usually beat the architect/general contractor method. There are significant problems in the building that need to be addressed by a professional to prevent immediate and/or long term deterioration. As I look at the . way you are handling the roofing problem on the north my experience tells me you will fight it forever.
