Provide details for storm sewer construction. Include complete drawings for construction along 3rd West to connection at 1 South. Show manhole location, depths, slopes etc. 2. Add fire hydrant as per request by Fire Department. I have attached a copy of the Fire Department review to the back of this document. 3. Dumpster can't be located in front setback. Move to parking lot. 4. A fence or a suitable buffer must be provided between parking areas and other residential properties. 5. Ceiling above entry, entry walls and entry doors must meet the requirements for 1 -hour fire separation. 6. Blocking is required between floor joists at the lower floor at bearing walls. 7. Is there a reason that you want cdx plywood instead of O.S.B. sheathing as called out under section VII on sheet SO? 8. The fire separation between the units must be maintained throughout. The pony walls in the crawl space and up to floor decking must be fire rocked. The attic space must be separated unless the ceiling membrane (5/8" drywall) is to be considered as fire separation. If the membrane is used as fire separation, then flexible duct can not be used in attic. 9. Provide truss manufacturer specifications and detail sheets. 10. I didn't see where floor /ceiling fire separation was called out. With TJI floor systems, two layers of Y2" Type `X" drywall are required. I have red -lined the plans for all of the above items except for item #1. We will need to have those drawings as soon as possible. In the meantime I will grant a building permit based on the above changes and with the understanding that item #1 is being addressed. Let me know if I can be of any further assistance.
