I have reviewed the plans for the above referenced building in regards to the footings. The
following modifications are required:
1. Installing 8 "x16" shovel footings with 2-#4 longitudinal bars under the interior bearing
walls. Do not eliminate the shovel footings under the common wall.
2. Install 8 "x24" square footings with 2-#4 bars each way under the front porch columns
(typical 4 places). Footings to be the proper depth for frost protection. Use a 10"
diameter concrete sonotube with 4 -#4 vertical bars and #3 ties at 12" o /c. Triple ties at
column base.
3, Concrete foundation walls, wall reinforcing, shear wall sheathing, anchor bolts, floor and
roof framing to comply with Section 2308 "Conventional Light - Framed Construction"
provisions of the 2000 International Building Code (IBC).
