dedicate to the Public, all easements as shown hereon. We also certify that the lots shown
on this plat are eligible and will receive water and sewer from the City of Rexburg and said
Municipality has agreed in writing to serve said lots. We also certify that this subdivision is

NOTES
1. At the time of the field survey only the buildings on lots 61 -6M were constructed.
The perimeter sidewalk and private roadway have not yet been constructed.
Foundation walls were field located on lots 61 -6M.
2. All common elements and limited common elements are private and are to be
maintained by the homeowners association. Individual units are privately owned and
maintained by each individual unit owner.
3.The exterior lot lines surrounding the buildings run along the foundation wall and
the extensions thereof to include the carports. The interior lines dividing said lots run
through the interior gap in the party walls, and on the projections thereof to divide the
carports. Interior party -wall locations are based on architectural plans provided by
the owner. Small differences between mathematical and as- constructed locations
may exist. As- constructed unit & building locations shall monument lot lines on -site.
Engineer will stake unit locations on lots 5A -6H to ensure unit lies within lot
boundaries as described and shown on this plat.
4. No title report was provided to the surveyor by the client. Easements and other
encumbrances of record could exist, but are not shown on this plat.
5. Each unit consists of the entire property enclosed by the unit boundary lines
including the land and all improvements threreon, but subject to the covenants,
conditions, restrictions and easements set forth in the declarations for maintenance
purposes, etc.
6. According to the FEMA flood plain FIRM map, Madison County, Community Panel
No. 16065C0020D, effective June 3, 1991, this subdivision lies in a Zone "X" outside
of the 500 year flood plain.
7. Common areas within the plat boundary not encompassed by lot lines 5A -6M are
subject to a private easement for ingress, egress and utilities for the benefit of the
property owners.
