I realize that part of the work has already started on the project, however; there are some items that still need to be addressed. Our review of the storm water system indicated no exceptions to the plans as currently drawn. The review of the sanitary sewer collections system indicated no exceptions. The water system has one minor change which needs to be made if possible. The 12,100 square foot building located at the northeast corner of the project shows the water service line entering the west end of the building. If this service can be changed to the east end of the building it would create significantly less dead end line leading to the fire hydrant located at the east side of the building. The overall site review indicated that there is a design problem with the way Nauvoo Lane connects to Pioneer Road. This comes on at a very poor angle and is not in comformance with our design standards. If possible this road needs to be realigned so that it comes in at more of a right angle in accordance to the design standards. The approach on the very south end of the project where it comes on to 7 th South at the Pioneer Road intersection is too close to the intersection. This driveway will not be allowed. The driveway located at the north end of the project north of Nauvoo Lane where it connects to Mariah Avenue is also too close to the intersection. This access will not be allowed. Prior to any of the work being accepted by the city, we must see test results for the various conponents of work. As a minimum, there must be bacteria tests and pressure tests results for the water system. You must have leakage tests or pressure tests and mandrel tests for the sanitary sewer system and testing is required for the street project. This will include as a minimum, density testing, grade A testing, and testing of the asphalt surfacing. We will also need to have digital record drawings when the site work is completed. Also the required signage must be in place prior to the roads being put into service. Our ordinance requires that the city install the signing at the cost of the developer. Changes to the striping on Pioneer Road will need to be done at the expense of the developer. If you have questions or need further information on this review, please contact me at your convienence.
