Window wells have pulled away from the house and settled due to the surrounding ground settling. This is allowing water to enter the window wells and fill with water since it appears that there is inadequate drainage in the bottom of the window well. Several areas around the house have soil up to the siding to help improve drainage. This soil is to be a minimum of 6" below the siding and then slope away from the house a minimum of 10" and drop another 6" for a total of 12" below the siding. Most of the area on the east side of the house does not have this slope. The house is basically setting on rock which is not allowing the ground water to get into the deeper ground and so is backing up against the house and into the window wells. A perimeter drainage system should have been installed and gravel put in around the drain before backfilling to allow water coming from the hill to go around the house to the street. There is also a copper pipe coming from the floor area of the south side and appears to be leaking water. This needs to be identified and fixed. Recommendations: 1. A drainage system needs to be installed to get the water around the house and out of the window wells. The landscaping needs to slope away from the house to an appropriate drainage area. 2. Reattach the window wells and seal to keep water out. 3. Find out what the copper pipe is for and get it to an appropriate drain.
