Building Permit #06 413 Citizens Community Bank Conditions of Temporary Occupancy Permit As part of'pioject approval it can be anticipated that certain aspects of'a project might completed before others are. It may be that a building is structurally ready for safe occupancy, but the site plan and landscaping may not be complete.. This can often be the result of•inclement weather. If'a building is safe, but the project as a whole is not yet complete, the City can issue a temporary Certificate of Occupancy (CO) which allows the property or business owner to begin operation as long as dortain outstanding project elements are addressed prior to the issuance of a Final CO. Based on final inspections by the Planning and Zoning Department and the Public Works Department, the following items are those that need to be addressed prior to the issuance of a final certificate of occupancy (CO), but not before a temporary CO can be issued: 1) All crosswalks need to be striped to allow for clear: pedestrian access. 2) Sidewalks need to be modified so as to not include poles. Currently. thei e are light poles that interrupt pedestrian/ADA accessibility.. 3) A signed agreement from the property owner and the City shall be submitted regarding a time certain fbr removal of•tempoiary modular structure and accompanying infrastructure, e..g.. asphalt, concrete, etc. 4) Mechanical equipment should be screened. The area ofobvious visual impact„ but not the only area to be addressed, appears to be the northeast corner of the new building where a utility box visually dominates and where possibly electric meters attached to the exterior wall of•the building dominate that corner. Equipment should be screened with either- structural screening or through the use of landscaping.. S) Trash receptacle needs to be completed.. Receptacle should be screened with trees and shrubs on its south side.. As this will eventually be an improved trail, landscaped/natural screening of trash receptacles will enhance this trail and the bank pi operty . 6) Landscape plan addressing the entire site, including trail, and riparian areas shall be submitted and approved by the Planning and Zoning Department.. Landscape maintenance plan shall be included as well as a detailed irrigation plan. ') Landscaping for entire site, including pathways and riparian areas shall installed based on the approved landscape plan„ S) A land exchange between the property owner and the City shall be submitted by the property owner and reviewed and approved by'the City, and recorded by the applicant. This exchange shall include rededication of'poitions of the green space that was required ofthe original developer of•the Wal- Mait/Albeitsons development..
