Dear Dave:
You have requested an occupancy permit for the storage building at 210 N 2 nd E. At this time it
appears all requirements have not been met for the issuance of a Final Occupancy Permit.
However, it has been determined by the Building Department that a conditional occupancy permit
may be granted with the following requirements being met.
1) Landscaping on the west side of the addition needs to be completed per the approved site
plan.
A temporary occupancy permit will be issued until 6/1/2009 at which time the above requirements
need to be completed.
Upon completion of the above requirements, please call the City of Rexburg Building Department at
(208) 359 -3020 extension 326. An inspector will be sent out and a Final Occupancy Permit will be
issued.

Property Lines
Each site plan that is submitted to the City of Rexburg for the Building Permit process requires that property lines
are shown accurately. It is the Developer's responsibility to correctly identify on the site plan the location of these
lines in reference to the public right -of -way, other adjoining property lines, the street, other structures and all utility
lines. The Developer should find property pins that are still available at the lot in question. If these pins do not
exist or have become unrecognizable then a new survey should be performed.
Accurate property line information is a must for a timely review. In addition to finding existing property pins, legal
descriptions should be checked. The best way to identify property line location is with a land survey. The City of
Rexburg has aerial photos and a parcel line layer that can be checked, but they are only a tool and are not
guaranteed for accuracy. If you want to request a copy of your lot, see the front counter at the Community
Development Department.

Dear Richard,
It has come to my attention that the work completed at Arctic Circle on 2n East in
Rexburg, Idaho, was not constructed per the contract documents. Specifically, the
planter adjacent to the west side of the addition was omitted. The work in place needs
to be removed and the planter installed as per the contract documents in order for the
addition to be in compliance with the City Design Ordinances. Please complete this
work before May 1, 2009. If you have any questions, feel free to contact me.

As a minor project, there is
minimal wall demo /construction
occurring on the existing
building. There are no wall
footprint modifications occurring
at the entrances, only new siding
is being applied. As this is an
existing building, there are
significant physical constraints
that prohibit the adding of the
suggested elements. The entrance
(south elevation) does
incorporate a raised parapet with
a small overhang and
incorporates "architectural
detail" (cultured stone). The door
on the north elevation was
subdued on purpose as it is
essentially an emergency exit as
the Owner is concerned about
pedestrian/auto interface at the
drive through.
Windows are recessed within the
wall (approximately 8 ").
Additional detailing in the form
of an accent band has been added
in lieu of shutters. See
attachment `B ".
The existing trash dumpster is
located at the north east corner of
the property, no work is
scheduled in this area, as this is a
minor project as defined by IBC.
Traditionally only the items
being modified are brought into
compliance on minor projects.

I was contacted by Jon with the City of Rexburg regarding the tie -downs for the above referenced
project. He informed me that the installed tie -downs are not per the construction documents.
Based upon the installed system that I observed on site, I have reviewed my calculations and found
that the system is sufficient, pending the installation of six (6) additional tie - downs. For your use I
have attached a diagrammatic plan view of the building indicating the locations the additional tie -
downs should be installed at.
Also, I observed a few anchor bolts that had large washers of the fender type, these need to be
replaced with the standard 2 "x2" a.b. washers. It is also important that the washer. on the top
of the tie -down system have a minimum size 2 "x2 "x1/8 ".

Hi,
The 809 sq ft indicated on the plans is for the addition on the front of the building as well as enclosing the walk -in freezer
located at the rear of the building.
Due to the City's flood plan regulations, an addition is limited to 15% of the existing size unless a flood plan certificate is
obtained (or can be obtained).
At this time, the owner has opted not to proceed with enclosing the walk -in freezer, so that the flood plan certificate is not
needed. Long story short the total area of addition is 455 sq ft at this time.
The $40,000 was for both additions (the rear addition was just a simple enclosure). The modified price without the rear
addition is $35,000
The remodel portion is an additional $10,000 for a total of $45,000.
