On August 14, 2008, I conducted a site visit of the clubhouse at your request. This memorandum is intended to
address several concerns raised. Please consider the following:
Strapping specified on the plans at the ridge was intended to be on each rafter tying each tatter to the
opposite rafter that it meets at the ridge. It was not intended to run along the ridge perpendicular to the
rafters.
• For Connection of Ride Beata to Header Beam: The as -built conditions differ from the plans in that
the ridge beam rests directly on the header so the designed bracket will not work. Use the following
brackets on each side ofthe, ridge beam to tie to the header. 3"x3 "x1/4" x 24" steel angle brackets
with (4)1" x 3" lag screws into the header and (4) t" x 3" lag screws into the ridge beam_ Pre -drill
lag screw holes at size recommended by screw manufacturer. \
Blocking in rafter cavities at ridge is not required from a structural perspective. f}tJV
• Where center ridge column meets floor, place Glulam column in crawl space extending from footing to
floor sheeting. Angle (3) olylog (or equal) screws from upper column to lower column and (3) otylog
screws from lower column to Upper column with 3" minimum penetration_ bower calttmn should ran

What category would it fall under? The recreation category options are: bowling center, golf course, racquetball/health club,
tennis courts, and theaters (multiplex). If I go with the racquetball/health club at 30/1000 sq ft, the figures work out to be:
1983 sq ft * 30/1000 = 59.49 * $16.80 per trip = $999.43. Does this seem reasonable or high?

Our office represents Beartooth Development, LLC. As you may be aware, Beartooth is the owner of the old Craigo's
pizzeria, currently being leased to Ryan and Susan Houtz. Pursuant to the terms of the Lease Agreement, the Houtzes
are to undertake a remodel of the property. However, Beartooth has a right to review and approve the changes to its
property. Specifically, the Lease provides:
11.2 Tenant =s Obligations. The following shall be the responsibility of Tenant:
f. As a material consideration for entering into the Lease Agreement, Tenant specifically agrees, at his sole
cost and expense, to perform a remodel of the premises in accordance with the preliminary plans approved by Landlord, marked
Exhibit A ", attached hereto and incorporated by this reference, which shall be completed on or before August 1, 2007. Tenant shall
have final plans submitted to Landlord on or before April 15, 2007, which Landlord shall approve prior to submission to Madison
County or the City of Rexburg for building permits to facilitate construction. Landlord shall, in its sole discretion, have the right to
request modifications, changes or additions to the plans prior to approving the same. In general terms, the exterior of the building
shall be re painted on the back and two sides, a store front complete with signage shall be erected on the front of the building and the
veneer shall be covered with stucco and/or rock. The interior walls shall be stripped to the exterior shell and new interior walls,
wiring, plumbing, flooring, finish and trim installed. After the remodel, Tenant shall be responsible for the repair of interior and
exterior walls, ceilings, doors, windows, and related hardware, light fixtures, switches, and wiring and plumbing in the Premises.
The exhibit "A" referenced is a detailed mock up of the building's exterior.
I have been informed by Mr. Puetz that the Houtzes have sought and somehow obtained a building permit to perform a
remodel. However, despite our numerous requests to them, Beartooth has never received a copy of the proposed plans
nor had an opportunity to review or offer comments. Under the circumstances, Beartooth can not authorize or condone
the proposed remodel or authorize the building permit. I understand that the City of Rexburg Ordinance requires a
Landlord's consent.
Perhaps you could assist us by providing a copy of the proposed plans. It is not Beartooth's attention to delay this
project. However, with no communication from the Houtzes, this is the only recourse.

Project Description
The proposed project is a clubhouse to be constructed in Rexburg City,
Idaho by Timberhawk Homes. Construction of the foundation and footings
will be standard concrete construction in accordance with the 2006 IRC.
Upper walls will be light -framed wood construction. Floors will be wood I-
joist framed. Roof construction will be ridge beam and rafters.

Footing Sizing
Footings were sized for a soil load bearing capacity of 1500 psf. Eve -side
footings will have the greatest distributed load. Eve -side footings were used
to determine perimeter footing sizes. Eve -side footers are determined as
follows:

For insured stability against settling, use 18' footer.
The gable end footings will not have as much loading. The ridge beam will
be supported on gable ends however. The foundation walls will distribute
the concentrated roof loads to the 18" footings. The center ridge beams
support will not bear on a foundation wall, therefore a spread footing will be
required. The size is determined as follows:

Section D
Post and Beam Sizing
Post and beams were sized using 37 _psf roof snow load, 15 _psf roof dead
load and 50 _psf total floor loads. The square footage of roofing and flooring
space supported was multiplied by 52 _psf or 50 _psf as appropriate.
Calculations for wood member sizing were performed using the
Timberdesign® structural engineering software package. Timberdesign®
output files are available upon request.
