Final Plat
1. On May 29, 2007, Winston Dyer presented to the Rexburg Planning & Zoning Coordinator a Request and
Application for a Final Plat for Walker Addition, Division 3.
2. On July 5, 2007, Winston Dyer presented to the Rexburg Planning & Zoning Commission the Request for
approval of the Final Plat for Walker Addition, Division 3.
Ted Hill motioned to recommend to City Council to approve the final plat for Walker Addition, Division 3.
Mike Ricks seconded the motion. None opposed. Motion carried.
3. On July 18, 2007 Winston Dyer of the Dyer Group at 310 North 2 nd East authorized representative for
JRW and Associates, presented the proposal on the overhead screen. The subdivision site is off the south
side of the Teton River due to a land donation to the City of Rexburg. Winston explained the easements for
city services. There are 6 inch water lines running to the property line of the subdivision. It is consistent
with the Comprehensive Planning. The Planning and Zoning Commission has recommended the
development for approval.
Mayor Larsen explained the city received a grant for a pathway on the city property adjacent to the
subdivision. The donated land against the south side of the Teton River land is about 8 acres.
Mr. Dyer indicated the property is developing as medical businesses. Public Works Director Millar said the
bridge across the canal will be installed this fall for access to Barney Dairy Road.
Council Member Mann asked how much traffic this would create onto 2 "d East. Mr. Dyer said it will not
create enough traffic to require a light on 2 "d East at this time.
Council Member Stevens moved to approve final plat for Walker Addition, Division 3. Council Member
Erickson seconded the motion; all voted aye, none opposed. The motion carried.

A TEN FOOT WIDE PUBLIC UTILITY EASEMENT EXTENDS ALONG ALL OF THE
STREET FRONTAGE OF ALL OF THE LOTS.
UTILITY EASE
Utility companies shall have the right to install, maintain, and
operate their equipment and all other related facilities above and
below ground within the Public Utility Easements (PUE) identified on
this plat map as may be necessary or desirable in providing utility
services within and without the lots identified herein, including the
right of access to such facilities, and the right to require removal of
any obstructions including structures, trees, and vegetation that may
be placed within the PUE. A utility company may require the lot
owner to remove all structures within the PUE at the lot owner's
expense, or a utility company may remove such structures at the lot
owner's expense. At no time may any permanent structures, or any
other obstruction which interferes with the use of the PUE, be placed
within the PUE without prior written approval of all utility companies
