Lighting Plan NOTE: SITE PLANS MUST BE COMPLETE AND SUBMITTED FOR REVIEW BEFORE THE PROJECT WILL BE PLACED ON THE PLANNING & ZONING AGENDA. °W 1 inch equals 20 feet 0 5 10 20 Feet 0 • Page 1 of 1 Gary Leikness From: Gary Leikness Sent: Monday, January 22, 2007 4:50 PM To: JaNell Hansen Subject: Help U Sell- Planning Comments Jenell, After reviewing the initial site plan submitted, the following are my comments: 1) Only 1 parking space can be compact, and should not be included as a parallel space, which need to be up to 22 -feet long. 2) A minimum of 10 percent of the parking area needs to be designated as snow storage. 3) Old driveway should be removed and restored to landscaping. 4) Ramp /walkway should be located a minimum of 6 -feet from the building fagade. 5) New pedestrian walkways need to be constructed of either pavers, bricks, or scored concrete. 6) Need to provide at least two pedestrian /community features (see Development Code Section 4.13(B)(xi). 7) Should provide wheel stops for parking spaces that are adjacent to building. 8) Not shown on site plan is the existing sidewalk from the front of the building. This sidewalk connection should remain, or other designated pedestrian route (min 5 -feet wide) to a public right -of -way needs to be provided. Main January 26, 2007 Fire separation: I have spoken with the owner of C & L Body Shop and he has stated that he would sign an easement agreement. So we will no longer need an IBC requirement. Snow storage: See new parking lot plan Parking configuration: I have adjusted it per our meeting... See new parking lot plan Site plan: We will do a French drain or similar for the parking lot. Yes, the existing driveway will be removed. I have noted on the parking plan the location of the exit signs, emergency lights, and two city upgrades.
