Gary, I spoke to the Mayor about the lack of a landscape strip at the Pinnacle parking lot. I discussed the issue of the
cars parked over the sidewalk. The Mayor suggested that curb stops be utilized instead of a landscape strip. Pinnacle
has done a very good job remodeling their facade and creating an attractive fountain. Let's go ahead and approve them
with the curb stops. Thanks, Val

Val,
After speaking with you on this issue, I went to put your a-mail in the file for some closure. At that time, I was able to
see the approved site plan and look at my inspection notes on this issue from last year (January S, 2007). I only have two
concerns that I want your feedback on before I sign off in the LIS system. I need to mention these because they were not
part of our discussion yesterday and may have influenced yours and the mayor's decision. The two issues are:
1) There submitted site plan shows a landscaped between the building and the parking lot. This was not installed
upon inspection.
2) They showed a 24-foot aisle width for their cars. Upon inspection, this aisle was measured at 60-feet. As a result,
the parking stalls were pushed into the public right-of-way over five feet, not just to the edge of the property
line.
When I performed my inspection in January of last year, I made clear notes as to what needed to be done prior to final
approval. We worked with them and gave them temp CofO so that they could finish off this non-life safety issue at a
different date. I would say allowing them aone-year CofO is going a bit beyond good customer service. This is similar to
Fongs having a temp CofO for over a year.
I will follow whatever you recommend, however I wanted bring those additional factors to your attention before my
original inspection and determination is overridden.
I apologize for findings these things upon inspections and then having to explain/defend them to others besides the
applicant. I should mention that I didn't call them on the lack of landscaping along the front of the building, as was
clearly proposed on their submitted site plan. That was waived when considering that this lot may have some
"grandfathered" status. But, a parking lot or structure has no "grandfathered" status in a public right-of-way.
